Pictures on the MLS - A Homebuyers Inside Look!

CameraMy daughter was sitting with me at the computer last night, looking at homes on the MLS. She and her husband are thinking about buying a new home, maybe getting something a little bigger.

When we came to a home with no pictures, I would stop to read the info - does it have a basement, square foot, bedrooms, etc. She said, "forget it, why don't people post pictures with these homes"?  Her question was valid!

I had to tell her I honestly have no idea.

She knows I tote my camera everywhere and am perplexed at the absence of pictures in the MLS. Now I know there may be a few homes on the market, where, there is no way around it, you just can't get a good interior shot. I think at least one good shot of the front, some idea about the home should be given.

I'm not even sure they have to be the best photos and you don't have to be a professional photographer (I'm not). But good photos with a digital camera are fairly easy. Gone are the days of waiting for your pictures. I can easily take a 100 photos and delete those which did not turn out.

Experience tells me the consumer just passes by the homes with no photos. Having photos definately increases the odds a buyer will stop to look at the home. If you can get them to stop for a minute, they may take time to read the info. Hey, they may even decide a personal tour is in order so they can see more.

I am a firm believer in marketing with multiple photos, Real Estate Shows and on multiple websites. You never know where the buyer may be searching when they find my clients home. One thing for sure, they will find photos, as many as I can post!

I'm with you Paula.  Our Board fines agents who don't post them within a reasonable period of time.  Many moons ago, when I was an agent in Carmel, you only had a front elevation picture.  Thank goodness we can offer much more now.

Nice Post Paula, Nice to see you on. This weekend is catch up for me to get my posts done. The time it takes to do these is exreaordinary. I swear, I don't know how the leaders here on Active Rain do it. Between the research,the editing, trying to fins and download photos, I always leave something out. One day I do the links, the next day I forget and have to edit the posts. I also need a new keyboard that knows how to spell,lol.   Nice to see you again.

I believe that there is some idea that with no photo the buyers will visit to see a model home.  Same reason a lot of Open House ads don't have price.  Want to know?? Come and visit.

With new homes, there is often no model and the rendering would have to be scanned.  What?  Do you mean a listing agent is supposed to have a scanner too. 

Geez.  What's this business coming to?

Especially most of the photos on MLS don't even look good its not to difficult to get a good photo now with the digital cameras out there.

I look at homes in Nashville ALL the time, skip right over the ones w/o pictures. Ridiculous

Lenn: I believe you are right....I have actually heard agents say they don't put additional pictures so they don't give away the whole package up front. Counter productive if the consumer doesn't stop long enough to take down the address.

You mean we are supposed to have scanners? :) I have two. One for pictures.

The other is a ScanSnap. I might have to write about that little machine.

Rick - Now that is a whole other blog........Seriously, I have several pictures from the MLS where you can not see anything. I take tons of pictures, edit, if needed, discard what is not good and go back if I need to. It is just too easy! Thanks for your comments!

Missy - If we do it, you can imagine how the consumer feels. I can't think of a good reason not to include photos.

Paula:  We also get fined if we don't put at least 6 pictures on MLS within 5 days of taking the listings.  Okay I intrigued what's snapscan???  I love gadjets.

Marchel - Do agents there at least put up good pictures? We can include up to 10; one my dughter looked at last night had 5 pictures of the kitchen and it wasn't a really great kitchen. Maybe I am just a fanatic or something....

ScanSnap is an awesome little machine by Fujitsu. Small, sits on my desk and allows me to scan documents, (up to 40 pages) into a .pdf, either for storage on my computer or to instantly e-mail. It's not cheap, but I have had mine for two-and-a-half years and have had not one problem.

Paula:  Some of the pictures are pretty mediocre but we do have pictures.  That's where we can stand out with great pictures though.

I wish I had known about ScanSnap a few months ago.  I bought an all in one and it has been a nightmare getting everything to work.

I also have an all-in-one and use it for scanning pictures and for back-up.

Paula I have to agree. Even if you plan on hiring someone to take professional ones take a set yourself to have something up until the pro gets there. What amazes me are the ones that everyone would agree are bad on a million + home. And they wonder why it sits for almost 2 years.

Ashley - Yeah - really bad pictures are worse than no pictures in my opinion. I don't understand, it is our first chance to wow both buyers and potential listing clients. You know the people who are thinking aboout selling their home are also searching the MLS, looking at home prices in their neighborhood, as well as their next home.

Some agents would be better off not having any pics then to have the blurry out of focus crud they call pictures.  Why agents won't take a day to get a good camera, learn the features on it and learn how to take a picture.  Then go to a clients house and exceed their expectations (and the potential buyer).

You can never be too particular when taking photos.  It's amazing the number of agents that take a "Don't care" attitude.  I just checked several of my listings and see they need updated.  Thank you for the great post.

You are exactly right.  If I am pulling listings to show my clients sometimes I will pass if there is no photos.  On the other hand I have been in some really nice homes that did not have photos.  Not too long ago  I was thinking I can't believe this home is not sold yet.  Its a must that you take picturs and put the max on MLS if you are a listing agent.  I feel you are short changing your seller if you don't.  It only takes a few minutes.  You have to catch buyers and agents attention with something and the pictures usually the first thing they see.

Bradley: I have also been in homes which were very nice and did not have pictures. I wonder, though, if pictures had been displayed, would it have sold sooner. There are just too many buyers searching the internet to not give them the information they want.If it is the difference between them stopping to look and clicking past, we do owe it to our seller's to get their home noticed. This is definitely one of my pet peeves.  My camera died a couple of weeks ago and I couldn't wait to get it replaced.  Good pictures are essential in the internet age.

Every realtor must own a digital camera by now---how would you survive without it?  I have a 35MM SLR that is big-ger than most, and bulky, but it takes the best pictures!!  I'm not a pro either, but I do love pictures so I made the investment in a good camera and have also enjoyed the "write off" aspect of it.  You're Right...EVERY HOME needs at least one good interior photo!!  There are enough programs if you need to lighten it or darken it...but take it DARN IT!!

Susie - I love pictures also and always take multiple shots of every room so I get at least one good one. I am considering a new camera and thought about the new Kodak V705 everyone talks about, but ohhh, how I would like an SLR. I just don't know if I have time to learn everything........
